Application Requirement: A comprehensive background screening—including credit, criminal, and eviction history—is required for every applicant aged 18 or older who will reside in the property. Each adult occupant must submit a separate application and pay the non-refundable screening fee.

Income: Total verifiable gross monthly household income must be at least three (3) times the monthly rent.

Credit History: Applicant(s) must have a minimum credit score of 600.

Rental History & Evictions: Applicants must have a clean rental record with no history of evictions or eviction filings.

Residential References: Applicants must provide a minimum of two (2) years of verifiable residential history with favorable landlord references.

Homeowner Exception: If you owned a home during the last two (2) years, traditional landlord references may be substituted. To qualify for this exception, you must provide proof of past homeownership (such as a recorded deed or property tax statement) and verification of on-time payment history (such as 12 months of mortgage statements or bank records).
 

Criminal History: Criminal conviction history will be reviewed on a case-by-case basis to assess risks to property safety and resident well-being. Applications will be denied for any felony conviction involving physical violence, theft, or illegal drug manufacturing/distribution within the past seven (7) years. Arrest records without a resulting conviction will not be considered.
